You pay the electrical and provide for you own cable/internet.
Building Supplies and materials for the house will be applied to the rent.
In other words keep the receipts to put towards your rent.

Water well needs an inline water filter, or swimming-pool filter (the water in this area has high iron deposits).
The tin Roof needs sealing, repairs or replacement.
Front deck or just some simple wood steps.
Tree trimming, lots of tree trimming, all the time.
